Q. HOW DO I RESERVE A UNIT?
I can guarantee you a lot at the initial launch but you must register. Those who complete a worksheet will be invited to the sales center for the VIP Launch on Febraury 28 to book Day 1 prices and secure your preferred lot.
Q. IS A MORTGAGE PRE-APPROVAL REQUIRED?
Yes, a mortgage pre-approval is required but don’t stress because I have mortgage partners that can easily provide this at no cost and it won’t affect your credit. A pre-approval is also an excellent way to protect your investment because you want to be certain that you will qualify fore the mortgage at closing!
Q. IS THERE A MODEL HOME I CAN VIEW?
This project is pre-construction so units have not been built yet and unfortunately there is no model home available. There is a sales center you can visit but there are no more materials available to view than provided in the information package.
Q. CAN I BACK OUT OF THE PURCHASE AND GET MY DEPOSIT BACK
All purchases of pre-construction properties in Ontario are protected by a 10 day “rescission period” (this is calendar days and includes weekends and holidays!) This is your time to do your due diligence so that you are 100% confident of your purchase. If you decide for any reason not to move forward with the purchase during the 10 day cooling period, you can cancel the deal with no fee and no penalty and your draft is returned to you (it is only cashed after the rescission period is over).
After the rescission period is over, your deal is firm and binding and you cannot back out.
Q. IS PARKING INCLUDED?
Yes, one parking space is included with every purchase for the initial launch.
Q. ARE THERE CONDO FEES?
NO! These are freehold townhomes but they are a POTL so there will be a maintenance fee of around $200/mo to cover road maintenance, snow removal, landscaping, etc.
Q. ARE APPLIANCES INCLUDED?
Yes, a fridge, stove, dishwasher, washer, and dryer are included. A microwave is not included. Appliances are provided by way of an appliance voucher where you can select which appliances you want from an Ottawa company and have them delivered/installed.
Q. ARE DEVELOPMENT CHARGE INCREASES REALLY CAPPED AT $0?
The development charges that are currently being charged by the municipality are already included in the purchase price but these often increase over time and are not known until closing. Caivan is willing to cap these increases at $0 so that you won’t get charged an extra development charges, even if the city increases them (Caivan will pay them). Expect to pay utility hook-up fees, account setup fees, and other miscellaneous fees which are a normal part of closing a pre-construction property.
