13) Condo Fees

Maintenance Fees

Every condo in Calgary has a monthly maintenance fee that is used to cover the management costs and upkeep of the building. These fees are determined by the condo board (that is made up of owners in the building) on an annual basis, based on expenses and a reserve fund study.

You will receive a form from the condo management company or your lawyer to set up pre-authorized payments to automatically withdraw condo fees on the first of each month. You'll simply provide them with a void cheque from the account where the funds are to be taken. Some corporations are also setup to charge the owner's credit card but this typically adds a convenience fee.

Condo fees are always the responsibility of the landlord.
