What’s Happening?

If you bought a pre-construction property at Orson Condos in Calgary, then you should have just received a notice from Truman informing you that construction is ahead of schedule.

They want to move your occupancy (closing) date up by about a year:

  • Current Closing Date Range: June 1, 2027 to Dec 31, 2028

  • New Closing Date Range: May 1, 2026 to Dec 30, 2027

➡️ You do not have to accept this.

What are the implications?


✅ If you accept the new date:

  • Expect your closing date to be in May/June 2026 (in about 6 months).

  • Your Rental Guarantee will start as of your closing date (but your unit may be rented a few months in advance according to the terms of the rental guarantee).


✅If you do not accept the new date:

  • Expect your closing date to be in June 2027 (this gets you about an extra year before you are required to close).

  • Your unit will be rented as soon as it is completed (i.e. May 2026) but your Rental Guarantee will not start until you close on the unit. During this time, Truman keeps the rent payments from your unit until you close on your property and you will not receive any compensation for the wear and tear.


⚠️In my opinion, there is no benefit to waiting, other than you don't have to close for an extra year (which can be helpful if you need more time for the down-payment or need more income or to fix bad credit). However mortgage rules are changing in 2026 which could make qualifying for a mortgage on a rental property more difficult, so it could be advantageous to get your approval now.

Inform Truman of your choice

You have until November 17, 2025 to respond with your decision:

  • If you decide to accept the new date, initial & sign the notice via DocuSign

  • If you decide to decline, please open the DocuSign, choose “other actions” and decline the DocuSign envelope so they can track your intentions.

Q. Is My Warranty Voided if I Don’t Accept?

Your warranty will start from your closing date and will not be void, but there will be general wear and tear from someone living in the unit for 6 months that will not be addressed (e.g. paint scuffs, floor scratches, etc.).  Any damage caused by the tenants before your closing will be addressed by Truman within reason (e.g. if the toilet is broken, they will fix it but if the baseboard is damaged, don't expect them to replace it)... 

Q. Will My Unit Be Returned to Pristine Condition?

No, after your closing but you will not be getting a pristine, brand new, unlived-in unit at closing. It is very likely that the tenant living in the unit prior to your closing will be the same tenant living in the unit afterwards as well anyways (they aren't going to get new tenants for your closing). You can arrange to do a walkthrough of the property and any deficiencies will need to be addressed by Truman (e.g. exhaust fan not working).

Q. What Can I Do If I’m Not Comfortable With This?

A.If you're not comfortable with this, you can:

  • take the earlier occupancy date

  • opt out of the rental guarantee

If you receive any other notices from Truman, DO NOT SIGN THEM without checking with me first.
