Do you really need a real estate agent to buy a condo in Toronto?

You can buy a property on your own. It’s your right. But in a market like Toronto, the difference a great agent makes can be tens of thousands of dollars, lots of saved time, much less stress, and fewer headaches.

Is it worth it? You need to be the judge.

✅ You might be fine without an agent if...

  • You’re buying resale in a building you already live in and know well.

  • You’re buying from family or a private seller you already trust, at an agreed price.

  • You’ve done this several times before in the same market and have your own lawyer and broker.

  • The property is straightforward and you’re not in competition for it.

  • You’re licensed and can provide access to properties.

❌ The gap gets expensive if …

  • It’s your first purchase and you don’t yet know what you don’t know.

  • You’re buying a condo—building financial health is invisible from a listing and is where the real risk sits.

  • You’re buying pre-construction, where the agreement is written by the builder’s lawyers and the costs are years away.

  • You’ll be in competition and are deciding what to bid and which conditions to keep.

01 — Tells you which buildings to avoid

Reserve fund adequacy, past special assessments, pending capital work, short-term rentals, bug infestations, days on market and actual sale prices vs. list. None of that is on a listing page.

02 — Tells you what will resell

Many condos were built for investors, not residents. Knowing which ones sit vs. which ones sell requires years of watching the same buildings.

03 — Prices the offer with real data

Asking prices are marketing. Sold prices are fact—and the gap between them varies by building and month. The difference can often be $50,000 or more.

04 — Structures the conditions

Which conditions to include, which are safe to waive, and what your deposit exposure really is if financing falls through.

05 — Finds the problems you can’t see

Status certificates, lawsuits, insurance, special assessments and upcoming repairs can materially change whether a condo is actually a good purchase.

06 — Tells you not to buy

The least commercial thing an agent does—and the most valuable. If your agent has never talked a client out of a purchase, they’re not advising—they’re processing.

Checklist

Before I recommend a condo, I want to know:

  • Is the floor plan functional?

  • Is there enough money in the reserve fund?

  • Does this property fit your life and your budget?

  • Are major repairs coming?

  • Is the building well managed?

  • What have comparable units actually sold for?

  • Are the condo fees reasonable?

  • How much competing inventory is available?

Finding a condo isn’t difficult. Finding the right one is.

“It costs you nothing.”

Nothing directly, in most cases. But commission is paid out of the transaction, which means it’s embedded in the price somewhere.

“I’ll get you access to listings you can’t see.”

Mostly not. Public portals show almost everything. The genuine exceptions are builder allocations and exclusive listings.

“I know the market.”

Everyone says this. What matters is whether they know the buildings, the data, and the risks—not just the headlines.

“Any agent will do.”
