19) Renting Your Unit
Finding A Tenant
In Calgary, properties are not rented by real estate agents like in Ontario and BC. Instead, they are rented by Property Management companies where they are licensed, similar to real estate agents. The good news is that you can expect to receive the same level of rental services but at a lower price.
Most companies charge you around 1 month’s rent + GST to rent a unit but if you also use their property management services to manage your unit and tenant, this can go as low as just $500 for each time a new tenant needs to be found.
Rental agreements and landlord/tenant rules are different in every province, so always consult with a professional if you need help.
The largest rental site in Calgary is www.RentFaster.ca.
WARNING:
Getting good tenants is your most important role as a landlord and will avoid hassles and head-aches later. Screening potential tenants is critical for this and allows you to weed out 99% of potential issues BEFORE the tenant moves in. Don’t try to save a few dollars, use a professional to rent the unit - you won’t regret it.
