17) Possession Walkthrough
Deficiencies Noted
In Calgary, a Possession Walkthrough or “Pre-Delivery Inspection (PDI)” is typically on your possession day and is your first opportunity to view your unit and identify any deficiencies.
After the walkthrough, you will be issued a Certificate of Possession confirming that you are now allowed to occupy the unit and a Deficiencies Report documenting all of the deficiencies.
A representative can be sent on your behalf to the walkthrough and most property management companies will do this for you - you simply need to complete a form with your authorization.
Your Walkthrough appointment timing typically cannot be changed and access cannot be provided earlier for liability and scheduling reasons.
FOR TRUMAN HOMES BUYERS
Not in the Rental Guarantee
If you are not in a rental guarantee, email possession.info@trumanhomes.com a minimum of 30 days before possession and they will contact you to coordinate details. Walkthroughs are normally scheduled two 2 weeks before closing between 12PM-3PM.
In the Rental Guarantee Program
If you are in rental guarantee, then Truman’s service team performs the walkthrough on your behalf. Their property management company (Empire 81) will do a full written inspection of deficiencies with the tenant when they move in. You may still arrange a viewing but it must be done after your closing and coordinated with the tenant by emailing Empire81 at info@empire81.com.
