22) Deficiencies & Warranty
Alberta New Home Warranty Program (ANHWP)
Warranty coverage is mandatory in Alberta for the purchase of every new home and offers 10 year progressive coverage.
Every pre-construction property will have some “deficiencies” that the builder will fix, and there may be seasonal items and exterior work that may not be able to be completed until later.
Defects noted during the possession walkthrough are typically fixed by the developer within 1-2 months. Any new issues need to be raised with the developer or Alberta New Home Warranty Program, depending on the timing.
Home warranty insurance coverage stays with the home, not the homeowner.
