17) Possession Walkthrough

Deficiencies Noted

In Calgary, a Possession Walkthrough or “Pre-Delivery Inspection (PDI)” is typically on your closing day between 12:00 -4:00PM. This is your first opportunity to view your unit and identify any deficiencies.

After the walkthrough, you will be issued a Certificate of Possession confirming that you are now allowed to occupy the unit and a Deficiencies Report documenting all of the deficiencies.

A representative can be sent on your behalf to the walkthrough and most property management companies will do this for you - you usually just need to complete a Designate for Pre-Delivery Inspection Form giving your authorization.

Your Walkthrough appointment timing typically cannot be changed and access to your unit cannot be provided earlier than your closing day for liability and scheduling reasons.

FOR TRUMAN HOMES BUYERS

For Buyers who are NOT IN the Rental Guarantee

If you are not in a rental guarantee, email possession.info@trumanhomes.com 30 days before your possession date and they will coordinate details and timing. Walkthroughs are normally scheduled two 2 weeks before closing between 12PM-4PM.

For Buyers who are IN the Rental Guarantee Program

If you are in rental guarantee, then Truman’s service team via Empire81 performs the walkthrough on your behalf with the first tenant when they move in.

You may still arrange a viewing of the unit, but it must be done after your closing date. This can be scheduled by emailing Empire81 at info@empire81.com to coordinate. Since the unit will likely be tenanted, at least 24 hours notice needs to be given but it can take a couple of days to coordiante.
