Funding Municipal Services

Property taxes are paid directly to the City of Calgary to fund municipal services and education and as of 2025 are set at 0.64861% of the assessed property value annually (this is typically a bit below your purchase price). The landlord is responsible for paying the property taxes. For condos in Calgary, each separate titled space (e.g. unit, parking, storage) has its own roll number and is treated as an individual property so you might get up to 3 property tax bills! 

Important dates:

  • January - City of Calgary completes property value assessments and mails you your annual notice

  • May 14 - Property tax bills are mailed to owners

  • June 30 - Property tax payments are due

After closing, call the City of Calgary at 403-268-2489 to confirm that they have your home mailing address, otherwise your property tax bill will be sent to your tenant at the Calgary property!

Duplicate Property Taxes

At closing, you are typically required to prepay the property taxes for the remainder of the year due to the timing of your closing and the City of Calgary’s billing cycle (this will appear on your Statement of Adjustments). However you may still receive a bill from the City of Calgary for the calendar year of your closing (you must pay this bill).

If this happens, pay the amount outstanding to the City of Calgary and send the property tax bill to the developer and request that they reimburse you for the pre-paid property taxes since you have effectively paid these twice. The developer will then issue you a cheque for the duplicate payment.

This is common so watch out for this.

Tax Installment Payment Plan (TIPP)

In Calgary, property taxes are billed on an annual basis which can be difficult for investor’s cash flow because it is a large lump sum payment. To help with this, the City of Calgary allows you to enroll in the Tax Installment Payment Plan (TIPP) to have automatic monthly payments come out on the first day of each month (you pay the same amount of tax, but in smaller, easier to manage monthly payments. There are no extra fees, interest, or penalties and the program is free to enroll in.

In order to enroll, you will need the following:

  • The 9-digit roll number for each property you wish to enroll (this will be on your first property tax bill)

  • A Canadian dollar chequing account for payment withdrawals.

  • Banking information: institution number, transit number, and bank account number.

  • The bank account holder (or signing officer, if enrolling a company) available to sign the agreement.
