15) Closing Paperwork
Signing Originals
Paperwork is signed remotely and your lawyer will schedule an appointment with you 1-2 weeks before your closing to witness you signing via Zoom.
You will need to print the paperwork (which is a few hundred pages) and sign documents in triplicate, so make sure you have access to a printer.
Your lawyer will require the following:
Wire transfer in the final amount owing to be sent to your lawyer - in trust.
Overnight courier the originally signed documents, using Purolator or Fedex, and provide the tracking number to your lawyer
Treefort Identification Verification (this is a requirement from the Law Society of Alberta and must be completed before closing).
Copy of insurance policy.
Utilities to be transferred into the purchaser’s names, effective the closing date.
VOID Cheque, for the account you wish your condo fees to be withdrawn from.

WARNING
Everything can be done remotely if you plan ahead but if your mortgage instructions are late, you may have to fly to Calgary to sign paperwork.
